Position Overview: 
We are seeking an experienced HVAC Service & Replacement Technician to support multiple multi-family apartment communities. This role is responsible for troubleshooting, repairing, and replacing residential HVAC systems, as well as helping train and develop onsite service teams on proper HVAC practices, ensuring our residents enjoy safe, comfortable, and reliable homes.

You’ll work closely with onsite maintenance teams and community management to respond to service requests, complete planned replacements, support capital improvement projects, and elevate overall HVAC knowledge and standards across the portfolio.


Key Responsibilities
Service & Troubleshooting
  • Diagnose, repair, and maintain HVAC systems in occupied and vacant apartment homes (heat pumps, split systems, gas/electric furnaces, package units, mini-splits, etc.).
  • Respond to resident HVAC work orders in a timely, professional manner.
  • Perform seasonal start-up and shut down procedures and routine system checks.
  • Accurately document all work performed in the company’s work order system, including parts used and time on task.
Replacement & Installation
  • Remove and replace HVAC systems and components (condensers, air handlers, furnaces, coils, thermostats, etc.) following manufacturer and company standards.
  • Assist with planning and executing system change-outs and unit/stack replacement projects across one or more communities.
  • Verify proper system operation after replacement, including airflow, charge, and temperature differential.
  • Coordinate with vendors and suppliers as needed for equipment and materials.
Multi-Family Operations Support & Training
  • Partner with onsite maintenance teams to prioritize HVAC needs across multiple properties.
  • Assist with training and developing onsite service teams on HVAC basics, troubleshooting steps, filter change programs, and preventive maintenance standards.
  • Provide coaching in the field during projects and service calls to reinforce best practices and safety protocols.
  • Communicate clearly with residents and onsite staff regarding timelines, findings, and resolution of HVAC issues.
Safety, Compliance & Quality
  • Follow all OSHA, EPA, and company safety standards during service and replacement work.
  • Properly handle, recover, and record refrigerants in compliance with EPA regulations.
  • Maintain clean, organized work areas, vehicles, and storage spaces.
  • Assist with maintaining accurate inventory of HVAC parts, tools, and consumables.

Qualifications
Required:
  • 3+ years of HVAC service and/or installation experience (multi-family or light commercial strongly preferred).
  • EPA Section 608 Certification (Type II or Universal).
  • Strong knowledge of residential HVAC systems, diagnostics, and replacement best practices.
  • Ability to safely lift/carry up to 50–75 lbs and work in attics, rooftops, and confined spaces.
  • Valid driver’s license with acceptable driving record.
  • Strong customer service mindset and professional communication skills.
Preferred:
  • Prior experience working in apartment communities / multi-family housing.
  • HVAC trade school or technical certificate.
  • Experience using digital work order systems (e.g., Yardi, Entrata, Leonardo247, etc.).
  • Basic knowledge of electrical and mechanical systems beyond HVAC.
  • Experience training, mentoring, or coaching junior technicians or onsite maintenance staff.

Schedule & Work Environment
  • Full-time, hourly position.
  • Typical schedule: Monday–Friday.
  • Role may require travel between multiple communities within a defined market/region.

(This is an hourly role and is generally eligible for overtime pay in accordance with applicable laws.)
